Jagmohan Garg’s Views on Why Gated Communities Are Becoming the Preferred Choice for Indian Homebuyers

“Gated communities are where security meets serenity, creating the perfect blend for modern living.” –  Jagmohan Garg.

In recent years, gated communities have emerged as a highly sought-after residential option in India, offering a unique blend of security, luxury, and community living. These exclusive enclaves, characterized by restricted access and a range of high-end amenities, have become synonymous with a desirable and secure lifestyle.

The demand for gated communities is driven by several factors, including a growing concern for safety and security, a desire for upgraded living standards, and the appeal of integrated amenities such as swimming pools, gyms, and community centers.

Jagmohan Garg, a prominent figure in the real estate industry and founder of Mera Baba Group, decodes this rise in demand and why gated communities will continue to be the preferred choice.

By 2026, India’s gated communities are poised to experience a remarkable surge in demand, with consumption projected to increase by 2.5 times to reach a staggering $500 billion, according to a report by RedSeer, a leading management consulting firm.

This growth will be accompanied by a significant rise in the number of households residing in gated communities, expected to reach 24 million by 2026, up from the current 16 million. By 2031, this number is anticipated to swell to 32 million households. Notably, India’s gated community consumption will be second only to the United States by 2026, highlighting their substantial contribution to the country’s economic landscape.

“Gated communities, once considered exclusive enclaves for the elite, have evolved into a mainstream housing trend in India. They are no longer viewed as a luxury but as a necessity for many, driven by the growing need for security, community living, and access to high-quality amenities.” Says Jagmohan Garg.

This shift reflects broader changes in urban lifestyles, where the appeal of gated communities stems from their ability to offer a holistic living experience—something increasingly rare in India’s rapidly urbanizing cities.

Enhanced safety and security remain central to their popularity, with features such as security guards at all entry points, car barriers, reception lobbies, and round-the-clock CCTV surveillance providing residents with peace of mind.

Further strengthening this sense of security, digital visitor management systems like the MyGate app have become commonplace, enabling residents to pre-approve guests and service entries, thus adding another layer of control and convenience to everyday life.

Together, these measures ensure controlled access, continuous monitoring, and streamlined visitor management, giving residents peace of mind and a secure, well-managed environment.

Another plus point is the fact that these gated spaces are designed to foster a sense of community, allowing residents to engage in social activities and build relationships with their neighbors. They provide a self- sufficient environment with amenities like swimming pools, gyms, clubhouses, and community halls.

For families, gated communities are particularly appealing as they provide safe spaces for children to play and develop social skills, often including kid-friendly amenities such as playrooms and learning hubs.

Jagmohan Garg opines “In today’s fast-paced urban environment, owning a house on a valuable plot of land no longer guarantees a comfortable living experience. Despite the property’s worth, residents often face challenges such as busy streets that make walking a chore, lack of safe spaces for children to play, and logistical headaches during festivals or parties due to parking and amenity constraints.”

“In contrast, gated communities offer a comprehensive solution to these problems by providing a secure, self-sufficient environment that caters to all aspects of modern living. With rising incomes, people are increasingly seeking lifestyles that offer convenience, safety, and luxury, making gated communities an attractive choice for those who value a seamless and enjoyable living experience.” He adds.

In addition to security and amenities, gated communities are managed by residents’ welfare associations (RWAs) that oversee day-to-day operations and enforce community standards. This governance structure helps maintain a high level of service and ensures that the community remains well-managed and clean.

While the costs associated with living in gated communities are higher due to maintenance charges and exclusive amenities, many residents find the benefits well worth the investment. As India’s urban landscape continues to evolve, gated communities are likely to remain a preferred choice for those seeking a secure, luxurious, and community-driven lifestyle.
